چکیده
احداث شهرکهای منفصل و مساکن ارزان قیمت با هدف جذب سرریز جمعیت مادرشهر و اسکان افراد کمدرآمد به منظور بهبود زیستپذیری و کیفیت زندگی انجام شده است. هدف این تحقیق ارزیابی وضعیت زیستپذیری و جمعیتپذیری شهرک منفصل مهرگان با توجه به قرارگیری در حریم شهر مشهد میباشد. این پژوهش از نظر نوع کاربردی - توصیفی است. گردآوری اطلاعات به صورت کتابخانهای – اسنادی و میدانی است. جامعه آماری پژوهش، ساکنان شهرک مهرگان با ۲63 نفر به عنوان حجم نمونه انتخاب شد. تجزیه و تحلیل دادهها با استفاده از نرم افزار SPSS انجام شده است. برای آزمون فرضیات از آزمون کای اسکوئر،T و تحلیل عاملی اکتشافی استفاده شده است. نتایج نشان میدهد با توجه به جمعیت و مبدا سکونت افراد (شهر مشهد)، شهرک منفصل مهرگان از لحاظ جمعیتپذیری موفق بوده است. با توجه به نتایج آزمون T شهرک منفصل مهرگان به لحاظ شاخصهای اجتماعی ، زیستمحیطی و کالبدی بالاترین امتیاز و به لحاظ شاخصهای نهادی و اقتصادی پایینترین امتیاز را برخوردارند. بنابراین شهرک منفصل مهرگان از لحاظ زیستپذیری در وضعیت مطلوبی قرار گرفته است. با استفاده از تحلیل عاملی اکتشافی مشخص شد عوامل کیفیت خدمات عمومی و زیرساختها، امنیت و ایمنی، کیفیت محیط زیست و حملونقل، توسعه کالبدی- فیزیکی، کیفیت زندگی اجتماعی، رضایت از خدمات شهری و محیط زیست بیشترین تاثیر را در وضعیت زیستپذیری شهری را دارند.
