چکیده

مسکن از مهم‌ترین ابزارها جهت رسیدن به سطح مناسبی از رفاه و بزرگترین سرمایه‌گذاری‌ هر خانوار است. این پژوهش با هدف ارزیابی شاخص­های کمی و کیفی مسکن در شهر اصفهان، با استفاده از روش توصیفی- تحلیلی و تطبیقی و کاربرد مدل­های تصمیم‌گیری چند معیارة ویکور، تاپسیس و روش ادغام برای سطح‌بندی و برنامه‌ریزی مسکن در مناطق پانزده‌گانه شهر اصفهان انجام شده است. برای گردآوری اطلاعات و داده­ها از نتایج سرشماری عمومی نفوس و مسکن ایران در سال­های 1390،1385، 1395 و همچنین از آمارنامه شهر اصفهان در سال 1402، استفاده شد. در ارزیابی و تحلیل وضعیت شاخص‌های موجود در شهر اصفهان به روش ویکور مشخص شد که مناطق 5 و 6  در سطح عالی؛ مناطق 1،3،4 و 7 خوب؛ مناطق 9، 12 و 13 متوسط و مناطق 2، 8، 10، 11، 14 و 15 در وضعیت ضعیف قرار گرفته‌اند. یافته­های پژوهش به روش تاپسیس نیز نشان داد، مناطق 5 و 6 از لحاظ شاخص­های کمی و کیفی مسکن در شهر اصفهان در وضعیت عالی، مناطق 3، 4، 7 و 13 در وضعیت خوب، مناطق 2، 8 و 9 در وضعیت متوسط و مناطق 1، 10، 11، 12، 14 و 15 در وضعیت ضعیف قرار دارند. همچنین رتبه­بندی نهایی با ادغام روش‌های تاپسیس و ویکور نشان داده که مناطق 6، 5، 7 رتبه اول تا سوم، مناطق 13، 3 و 4، رتبه‌های چهارم تا ششم، مناطق 1، 2، 9، 12، 8، 11، 10، 15 و 14 به ترتیب رتبه‌های هفتم تا پانزده را به خود اختصاص داده‌اند.
