چکیده

نظر بر اینکه مقوله‌ مسکن از اثرگذار‌ترین مباحث بر فرهنگ، هویت و به طور کلی بر زندگی انسان‌ها است، هدف پژوهش پیش‌رو دستیابی به راهکارهای پایداری در مسکن حائز اهمیت است. با رشد فراوان جمعیت و به تبع آن افزایش چشمگیر نیاز به مسکن و در نتیجه روند رو به رشد صنعت ساخت‌وساز مسکن، بخصوص در کلان‌شهرها، مقوله‌ مسکن بیشتر از بعد پایداری اقتصادی و افزایش کمی ساخت و ساز بدون توجه به کیفیت سکونت موردتوجه قرار گرفته‌است. پژوهش حاضر برای شناسایی مؤلفه‌ها و معیارهای اثرگذار بر پایداری اجتماعی مسکن شهر تبریز در دو مقیاس «محلات مسکونی» و «محیط داخلی مسکن» و با هدف ارائه‌ راهکار‌هایی برای دستیابی به پایداری اجتماعی در محلات مسکونی قدیم و جدید شهر تبریز صورت پذیرفته‌است. در این پژوهش، ابتدا با تکنیک تحلیل محتوا به بررسی مطالعات پیشین مرتبط با مسئله پرداخته‌شد. پس از طبقه‌بندی نتایج پژوهش‌های پیشین، با استفاده از تکنیک دلفی از نظرات متخصصان و استادان این حوزه بهره گرفته‌شد. در نهایت با استفاده از روش پیمایشی-مقطعی، به تدوین پرسشنامه و سنجش میزان اهمیت مؤلفه‌ها و معیارهای نهایی از دیدگاه ساکنان محلات قدیم و جدیدالاحداث شهر تبریز پرداخته ‌شد. بر اساس یافته‌ها، مؤلفه‌های «مطلوبیت کالبدی محله»، «خصوصیات فرهنگی-اجتماعی» و «کاربری و زیرساخت‌های اجتماعی محله» به ترتیب مهم‌ترین مؤلفه‌های اثرگذار بر پایداری اجتماعی محلات و مجموعه‌های مسکونی است. همچنین مؤلفه‌های «ارتباط مسکن با فضای باز و طبیعت زنده»، رعایت «محرمیت و حریم خصوصی» و «تنظیم شرایط محیطی مسکن» به ترتیب ازجمله تأثیرگذارترین مؤلفه‌ها بر پایداری اجتماعی در محیط داخلی مسکن می‌باشند.
