The village is the first form of human collective life in a natural arena that has special economic, social-cultural, and physical characteristics. With changes in the activities and characteristics of rural settlements through the expansion of physical space, increase in population and changes in functions, some of them undergo profound transformation. Over time, they experience special physical conditions and gradually become inclined towards urban functions, and the activities also change from agriculture to industry and services. The present study was conducted with the aim of measuring agricultural land use changes and its physical-spatial consequences in Khammam district. The applied method is descriptive-analytical. Data and information have been collected by observation, documentary and field methods. GIS software is used for data analysis. Then, the changes in agricultural land use from 1996 to 2016 have been extracted, compared and analyzed in three classes of agriculture, man-made and barren space. The findings indicate that a significant area of productive land in the studied villages has been changed in favor of other uses. Field observations and questionnaire outputs also indicate that a large area of agricultural land, especially in the target villages of tourism, has been converted into second homes, tourist towns and residential complexes. Also, Most of the effects of tourism are on garden and agricultural lands.

The present study is aimed to investigate the effects of tourism development on land use changes in rural areas. The development of tourism activities results in massive structural change in rural areas with natural attractions. A descriptive-analytical method is adopted by the present study. Based on the literature review, a questionnaire was formulated and completed by 356 villagers in 10 touristy villages of Binaloud county. The validity of questionnaire was confirmed by a panel of experts and its reliability was confirmed by Cronbach's alpha coefficient. The data were analyzed using SPSS software, including T-test to compare the mean of indices, Pearson correlation and regression model. Also the villages were ranked by Vickor multi-criteria programming method to assess the changes occurred in their land use. Results indicated that there is a significant correlation between the presence of tourists and four components of: 1- physical changes, 2- incentives for more land use changes, 3- structural and communication changes and 4- economic changes in rural areas. The regression results revealed that a considerable part of the dependent variable (land use change) is explained by the independent variable (the tourists). Also, the results of the ranking of the studied villages in terms of the impact of land use changes on tourism indicated that three villages namely: MayanOlia, Mayansofla and Mayanvosta have experienced more land use changes than the others.

There has recently occurred a massive change of land use in rural settlements in the hinterland of cities. The expansion of urbanization has induced considerable changes in rural settlements with some physical, social, economic and environmental consequences. One of the most important consequences of land use change is the conversion of agricultural land into residential applications, which has reduced the production capacity of rural settlements. The present study was carried out in Qarchak county and 4 villages were selected as the case study. Of total population of the study area, 240 cases were selected as the sample. The research method drew on both quantitative and qualitative approaches and the data was collected using documentary and field surveys. Also, the relationship between items was evaluated using factor analysis method. According to the findings, the measurement indices of each scale used at a confidence interval of 5% had a t-value of more than 1.96, indicating a significant correlation between research items. The mean villagers' views about the effect of land use change were as follows: environmental dimension (3.61), physical dimension (3.99), social dimension (3.421) and economic dimension (58.3) all obtained at a significant level of 0.0001. The estimated t-value (246.11) was larger than the critical value of 1.96, which confirmed the relationship between test items. Therefore, it can be concluded that expanded residential use, due to population absorption and its associated social impacts such as social differences and economic consequences like increased intermediary businesses and land deals have induced environmental impacts in terms of reduced green space and agricultural lands.
