Concurrently with global developments and the rise of rural tourism, in Iran, particularly in rural areas surrounding major cities, second homes or vacation homes have emerged over the past few decades with the aim of spending leisure time, gradually encompassing mid-sized and smaller cities as well. Urban problems such as traffic, various types of pollution, housing conditions, and the desire to invest in real estate have led to urban dwellers' inclination towards rural settlements and the expansion of second homes. The aim of this research is to investigate the damages and consequences of the expansion of second homes in the peri-urban villages of Birjand. This research is applied in terms of purpose and descriptive-analytical in terms of nature and method. To assess the damages caused by the creation and expansion of second homes in the study area, 303 questionnaires were completed in 25 peri-urban villages of Birjand and analyzed using SPSS and PLS software. The findings indicate that the expansion of second homes and the presence of non-local owners have gradually had negative effects and consequences on the village environment, affecting environmental, physical, social, and economic indicators in the villages. The research results show that the growth rate of second homes in the studied villages has been increasing in the last decade. The most observed damage in the peri-urban villages of Birjand is in the economic dimension, with social-cultural, environmental, and physical dimensions following in subsequent priorities.

The present study was conducted with the aim of analyzing the status of sustainable housing indicators in rural areas and its effects on rural development in Mohammadabad rural district of Hamoun township. The research method is descriptive-analytical, which was done with a survey approach. The statistical population includes two parts; villages and a family. For determining the number of sample villages, the personal estimation method was used to select ten sample villages. To select the 350 sample households the Cochran formula was applied. We also used questionnaire. In order to determine the reliability of the questionnaires, the Cronbach's alpha coefficient for the four sections of the questionnaire including (physical sustainability, social sustainability, economic sustainability and rural development) was obtained as 0/77, 0/84, 0/75 and %0/71, respectively, which indicates the appropriateness of the research tool. The findings showed that the average social dimension is 2/84, economic dimension is 2/28 and physical dimension is 2/46. As a result, sustainable housing indicators are in an unstable situation. The results of the sample t-test showed that the stability indicators of rural housing in three social, economic and physical dimensions are in an unstable state. The economic stability index is more unstable than other dimensions with a rate of (-25/82). Also, the results of regression coefficients test results from fitting the model for physical sustainability indicators (0/274), economic sustainability indicators (0/321) and social sustainability indicators (0/344) showed that the relationship between these indicators and rural development is positive and significant.

Nowadays, the tourism industry is a dynamic global and social phenomenon whose scientific knowledge and analysis can provide a reliable framework for planning the tourism industry. The aim of this study was to identify the drivers that affect the future status of sustainable rural tourism in Nir township and how these drivers affect each other. In terms of nature, this research is based on the method of futures research, analytical and exploratory science and is based on an applied goal. After holding meetings and discussions with 30 tourism experts and elites of Nir township as a statistical population, 37 variables were identified in four categories. Findings based on the condition of the scattering plate showed that the system is unstable and most of the factors are scattered around the diagonal axis of the plate. Out of 37 factors considered, due to the high impact score and direct impact, only 13 factors as the output of Mick Mac and drivers are influential in the future of sustainable development of rural tourism in Nir township. The results show that among the 13 driving factors, the following are more influential and important: factors of attracting surplus agricultural sector in tourism activities, increasing technology, receiving bank credits, rural land management, income distribution and diversification to the economy and increasing job opportunities for young people.

The issue of rural housing is an institutional-structural process and is very sensitive and important. Success of the issue necessarily depends on the participation and interaction of all stakeholders, which includes three groups of attendees, observers and officials. The present study seeks to explain and analyze the role of rural development actors in organizing rural housing in Zanjan Township with a descriptive-analytical method. Data collection was done by two methods: field and documentary. The statistical population includes 13 sample villages in Zanjan Township with a population of 14075 people, of which 374 persons were selected as a sample according to Cochran's formula. For data analysis, factor analysis, structural equation model and multi-subject-multiplayer model were used with the help of SPSS, Lisrel and Mactor software. Findings showed that land price indices (0.665); ease of receiving infrastructure facilities (0.743); type of construction materials (0.764); and regarding the standard of facade design and layout (0.747) are among the most important factors of improving the quality of rural housing. Based on the structural equation model, actors had the most caus-effect relationships with the managerial index (5.01) and the physical index (4.82). Based on a multi-theme multi-player model, the activists of the Islamic Revolution Housing Foundation; Dehyari of the village and the inhabitants of the village "with the impetus of" residential strength; administrative costs and construction license; adherence to the standard of facade design and layout; house price; issuance of manufacturing license; resolving common housing disputes and ease of obtaining infrastructure facilities are the main factors in rural housing developments. Therefore, for the development of rural housing, some attempts need to be done, such as physical improvement; empowering the weak sections of the villages and facilitating the legal acquisition of land for the villagers.

Recently, fluctuations in land and housing prices have been a national concern for the people and the government. In recent years, factors such as population growth, limited construction space, especially in metropolitan areas, and the tendency to invest outside the cities have led to an influx of tourists to the surrounding rural areas. This has paved the way for rising land prices in rural areas, speculation in the land and housing market, as well as increasing heterogeneous physical changes in rural areas. Binalood township of Khorasan Razavi province is one of the regions that is facing the development of tourism and high demand for land and housing, with fluctuations and rising land and housing prices. The present study seeks to investigate the most important causes affecting the change and fluctuation of land and housing prices in rural areas of Shandiz District of Binalood Township by descriptive-analytical method. The statistical population of this study includes rural managers, real estate consultants and residents of Shandiz villages. Using the Cochran's formula, 250 households in 11 villages with more than 30 households were selected for this study. A questionnaire has been designed in two parts, which includes the dimensions affecting land prices and housing prices with 12 dimensions and 52 indicators. The results of data analysis in SPSS environment indicate that according to Friedman test, the infrastructure-physical dimension with an average of 5.32 in the group of rural managers, 5.67 in the group of real estate consultants and 5.23 among rural residents had the greatest impact on land and housing prices. Also, based on the results of Kruskal-Wallis test, there is a significant difference between the dimensions affecting land and housing prices among the studied villages. Finally, using the path analysis process, the extent of direct and indirect impact and the sum of each of the determined dimensions on the price of land was determined. According to that, the functional dimension had the greatest effect on land prices and the spatial-functional dimension had the greatest impact on housing prices in the study areas.

The present study is aimed to investigate the effects of tourism development on land use changes in rural areas. The development of tourism activities results in massive structural change in rural areas with natural attractions. A descriptive-analytical method is adopted by the present study. Based on the literature review, a questionnaire was formulated and completed by 356 villagers in 10 touristy villages of Binaloud county. The validity of questionnaire was confirmed by a panel of experts and its reliability was confirmed by Cronbach's alpha coefficient. The data were analyzed using SPSS software, including T-test to compare the mean of indices, Pearson correlation and regression model. Also the villages were ranked by Vickor multi-criteria programming method to assess the changes occurred in their land use. Results indicated that there is a significant correlation between the presence of tourists and four components of: 1- physical changes, 2- incentives for more land use changes, 3- structural and communication changes and 4- economic changes in rural areas. The regression results revealed that a considerable part of the dependent variable (land use change) is explained by the independent variable (the tourists). Also, the results of the ranking of the studied villages in terms of the impact of land use changes on tourism indicated that three villages namely: MayanOlia, Mayansofla and Mayanvosta have experienced more land use changes than the others.

One of the initiatives of the councils act is appointing an executive officer called "Dehyar" in each village. Dehyar is responsible for implementing decisions taken by the Islamic council of the village. Dehyars as the rural mangers enjoy much power and resources. They would certainly play an important role in rural development if they have enough motivation and skills. After two decades of implementation, it is necessary to recognize and evaluate the functions of Dehyars in terms of physical-developmental, environmental, social and economic indicators. As a survey, the present study aimed to evaluate the performance of modern rural management in AnbarAbad county. The sample included 40 randomly selected villages and 180 households selected by Cochran formula of 14520 households. The required questionnaires were completed based on existing variances of the research (0.119), population proportion, and household dimension of each village. Data analysis was done using SPSS software and Waspas model. The results of the polls indicated that the effects of Dehyar performance on improving the physical-developmental, environmental, and social conditions of the villages are moderate and it is high for the economic condition. Also, results of the Waspas model indicated that Dehyars of Jahad-abad, Ali-abad, Garmsar and Mardehek villages are ranked from first to fourth, respectively, in terms of having the best performance in compare to the other villages of Anabar-abad city.

One of the most important challenges of developing countries is a lack of precise vision on possible concequences of development programs and projects to be conducted. It necessitates the evaluation of impacts of relocating and resettlement strategies in rural areas. The present study was aimed at evaluation of economic, social, environmental, and physical-spatial concequences of resettlement strategy in two villages of Larini Olia and Larini Sofla in Sirvan county, Illam province. Based on type, the present study is a descriptive-analytical research. Required data were collected trough documentary and field methods. The statistical community included 129 households, of them 84 were selected by Chocran and random methods as a sample. Data analysis was done by T test in SPSS software. The questions posed by the present study include: what are the opinions of rural residents about executing the policy of rural resettlement? And, how do they evaluate its concequences bsed on the necessity of project and their satisfaction of such resettlements? The results indicated that the necessity of resettlement was evaluated by rural respondents as "very high" with a mean equals to 4.27, and their satisfaction of resettlement was "high" with a 3.88 mean figure. Moreover, the various impacts of resettlement on villages were ranked as follows: physical-spatial component with an average of 4.08 (as high), environmental component with an average of 3.70 (high), social component with 3.43 (high), and economic component with 2.93 as moderate rank respectively. The mentioned figures were used as a basis for the research theoretical framework.

The sense of security is one of the important factors in the dynamics and healthiness of the living environment which is necessary to be considered at the process of planning, designing and managing of human settlements. During the last decades, the implementation of various programs and actions has provided the context for transformations in rural areas. Among these programs was the grant of housing-strengthening credits in rural areas. The present study investigates the effects of such credits on the sense of security of rural households. Based on the type, the present study is an applied research and according to the nature of research it is a descriptive-analytic study. The applied method for data collection was a combination of documentary and field study (questionnaire and interview). The statistical sample of the study is 811 households recipients of credits for the period of 2005 to2015 inthe rural district of Mojezat located at Zanjan county. Based on Cochran formula, 231 households were selected as samples to be interviewed. Both descriptive statistics (mean and standard deviation) and inferential statistics (paired t-test and Wilcoxon test) were applied to analyze the data. Findings of the research show that there is a significant relationship between the sense of security of rural households and its dimensions before and after receiving the housing-strengthening credits. The sense of security increased after receiving the credits (t-test:-42.365), and had the most impact on the sense of financial security (t-test: -44.282). Findings also indicate that other sense of security indicators are improved after receiving such credits.

Development experts with examining the role of government, business and civil society in development, found government and market failure in many cases and that it is turn to test civil society’s role in people and local institutions development. Therefore the strengthening of community-based organizations in development was considered important. In this regard, this study aims to determine the effectiveness of saving credit associations on spatial - physical development of rural settlements, 30 members of this community were chosen with snowball technique and in the semi-structured interviews and direct observation required data was compiled and were analyzed by contentanalysis and indactive approach. The data consists of interviews, divided into units and then compression means are summarized. Finally, by inductive way sub and main themes of abstraction have been extracted. The findings show that association in terms of physical capital (housing, communications, rural facilities) and natural capital (protection of the environment, water resources, livestock diversity, ownership of land) and rural settlements from the perspective of space on stream of consciousness, population and money rural settlement has been effective. In general, the results of show that although these associations are social – economic organizations, but can not be spatial – physicaly ignored. It seems that if empower the associations and using them to solve problems is better and faster to got results. The researchers also want to study these formations is proposed considering the local nature and having no (or low) similar to the outer approach of qualitatively can results in a more useful way form.

During the recent decades, rural lifestyle in Iran has dramatically changed due to the rapid expansion of cities as well as change of the type and frequency of interactions between urban and rural areas. Such a change was, per se, resulted in some other vast changes in socio-economic circumstances of rural residents and needing the concept of liveliness in rural communities which has a different nature from what is happening in urban environments. The present study concerns with evaluating the effectiveness of Rural Conductor Plans in creating lively rural settlements according to real needs and wishes of their residents. Based on typology, this study is an applicable research and based on methodology, it is a descriptive-survey one. The sample includes 6 villages, of which 3 with conductor plans and 3 without them in GhaniBiglou district, Zanjan County. Required data was collected through both documentary and fieldwork. Descriptive and inferential statistical methods were applied to analyze the data. The results show that implementation of Rural Conductor Plans has been led to improve the quantitative and qualitative components of liveliness in studied villages. It especially is evident in case of physical status of the villages.

Transportation plays an important role in social development. The areas which have less access to transportation face large structural barriers in their process of social development. In this regard, the lack of access to transportation is major obstacle to achieve the sustainable rural development purposes. So access to transportation as an indicator of sustainable rural development can have different effects on indicators of social development in rural areas. This study examines the impact of the access to Sanandaj - Diwandareh road on improving social indicators of villages that located on the periphery of the road. Required data has been gathered by documents and field studies and questionnaire. In this regard first, social development index as the dependent variable was defined and designed in the form of 6 indicators. Then 64 items related to education, health, employment and income, social participation, social security and social services were defined to measure the indicators. The sample for investigation was 210 rural households and 14 local authorities of villages. The sample was selected and sorted randomly. For validity and reliability of the questionnaire we have used rural experts’ comments and Cronbach’s alpha test, respectively. Collected data were analyzed by independent and paired t-test. The results suggest an inverse relationship between the level of social development of the villages and their distances from the Sanandaj – Diwandarreh road. Also there is a significant difference between the status of social development indicators of villages that are located on the periphery of the axis and those which are located in 10 kilometers far from the road.
